Certificate of Appropriateness

Main Street Toccoa takes pride in the beauty of Historic Downtown Toccoa. Because of this, the City of Toccoa has established a preservation ordinance that applies specifically to the downtown district. Any building work completed in the downtown district requires the approval of a Certificate of Appropriateness (COA), which goes before the Historic Preservation Commission. Examples of work that require a COA include construction on new buildings and new additions, major restoration, rehabilitation, and remodeling, minor exterior changes, site changes, and signage.

You'll find on this page several documents that may be helpful when preparing your COA:

1. Certificate of Appropriateness Application: This application must be turned into the Planning Department for review. It will then go before the Historic Preservation Commission for final review.
2. Design Guidelines: These guidelines will help you to understand what is considered appropriate construction or renovation work in Historic Downtown Toccoa.
3. HPC Ordinance: A copy of this ordinance documents the organization and structure of the city's Historic Preservation Commission.
